  • What is the history of the Northbank area?

    The 45-acre site was formerly a shipyard owned by the William Cramp & Sons Company. Established in 1830, the company was the preeminent builder of iron ships in the 19th century. The shipyard was abandoned in 1947. Concordia/D3 commenced site development on the Northbank project in 2019.

  • Are there any Homeowner dues?

    Monthly HOA fee of $165 covers private trash removal, landscaping, and snow removal. Additionally, the HOA fee covers a variety of other items like site electric costs, repair and maintenance of all common elements, and the establishment of reserves for long term maintenance/replacement of roads and utility systems.

  • Is Northbank pet-friendly?

    Northbank is very pet-friendly with plenty of walking trails to enjoy with your furry friend. However, the community only allows two pets per household.

  • Is parking available?

    Yes, each townhouse offers a private garage (either 1- or 2-car) as well as additional on-street parking.

  • How does the home buying and building process work at Northbank?

    Northbank has a step-by-step, quote-on-quote build your dream home and quote process. The sales team will guide you through the contract, mortgage process, color selection, construction stages, and all the way to closing.

  • How long does it take to build a home at Northbank?

    Depending on your home site location, the construction can take anywhere between 8 to 12 months.

  • Can I make upgrades to my home?

    In addition to a great standard feature package, we have a design studio that allows our homebuyers to personalize kitchens, bathrooms, flooring, and appliances.

  • What type of materials are used to construct the homes at Northbank?

    All Northbank homes are designed with low-maintenance materials, brick, vinyl siding, hardiplank, and metal siding. These homes are also ENERGY STAR® certified.

  • Do I need a real estate agent to purchase a new construction home?

    Our onsite sales team can assist you through the homebuying process. A buyer’s agent is not required. We honor the buyer’s agent as a procuring cost.

  • Does Concordia/D3 finish the yard and landscaping?

    Yes. We install the final landscaping and the Homeowners Association will maintain it.

  • How do I request warranty service for my Northbank home?

    All warranty requests can be made to our warranty department by emailing warranty@northbankphilly.com

  • Does Concordia/D3 offer a homeowner referral program?

    There is no referral program at this time.

  • How do I get information about the paint colors, finishes and materials in my Northbank home?

    Visit the sales office for all included standard features and upgrades.

  • How do I get a copy of the blueprints or building plans for my Northbank home?

    We do not provide architectural blueprints, however we do provide floor plans for each individual home.

  • What should I expect in the mortgage process?

    We have a team of preferred lenders that specializes in new construction. They can assist you with your specific financing needs, that could include a one-year interest rate lock.

  • How do I determine the taxes for a new home?

    Northbank features 10 years of tax abatement depending on your home type selection. We estimate your tax to be between $2,000 to $4,000 per year.

  • What is the 10-year tax abatement program?

    Northbank is one of the last new developments in Philadelphia to benefit from the full 100% tax abatement.In the current 10 years of tax abatement, property owners are only taxed on the land value. That adds up to significant savings because property taxes represent a major expense every year. What’s more, the program can help you buy more home for the same price, or improve your ability to qualify for a mortgage by putting the total monthly payment within reach.

  • Does Concordia/D3 offer closing cost assistance with the purchase of a new home?

    Yes, we offer up to a $30,000 credit towards closing costs if you are utilizing one of our preferred lenders and title company.

  • Can I lock in my interest rate?

    Yes, our team of preferred lenders can provide the details about one-year interest rate lock options and interest rate buydown.

    Depending on your home site selection, you may be able to move into your new home immediately.

  • Are there any homes I can move into immediately?

    We do not currently have any quick delivery homes available.

  • What if I have to sell my home first?

    We do have a home sale contingency program.

  • What special offers are there?

    We offer up to $30,000 credit towards closing costs and builder interest rate buydown.

  • What if I change my mind?

    There is a two-week review period in which your deposit is fully refundable.
